You must read and agree to the below before booking.

100% of the booking amount is required at the time of booking.

Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.

1.) The primary renter must be at least 25 years of age and must match the name on the account, and payment method. No renting on behalf of others.

2.) The following are prohibited and could be cause for removal from the property without refund:

- NO rowdy events/parties. This is a family place.
- NO fireworks.
- NO shooting on property. The PA State Forest is about 50 yards away.
- NO trespassing on neighbors’ property.
- NO ATVs, dirt bikes, or other recreational vehicles.
- NO SMOKING (anything) indoors. $250 fee.

3.) Guests need to bring their own bedsheets, pillowcases, and shower/swimming towels. We provide bed comforters, pillows, blankets, and hand/kitchen towels.

4.) ***WINTER BOOKINGS*** A 4-wheel/all-wheel drive vehicle may be necessary. If we get snow, even after a plow, 2-wheel drive only vehicles may not make it up our gravel road.

5.) The pond is about a 5-minute walk from the cabin. The path is NOT handicap accessible. If you have trouble using stairs or navigating uneven ground, you may not be able to access the lake. The neighbors have rights to visit the lake, so it's possible that you might run into some others from time to time.

6.) Parking for up to 5 vehicles. If you need more it may be possible, but you need to inquire first.

7.) Pets - Dogs only. The pet fee is $25 per dog, up to 4. The fee may be collected separately.

8.) We can not accommodate wedding ceremonies or events with more than the allowed 13 guests, even if it is only 13 or less staying the night. If you are looking for a wedding venue, the neighboring farm does “barn style” weddings and you are welcome to rent with us for accommodations. Search online for "Sana View Farm".

- Maximum is 13 guests on the property at any time unless otherwise agreed to in writing. If your guest count changes from the information on the booking, you must let us know.

- The following are prohibited and could be cause for removal from the property without refund:

- Rowdy events/parties
- Smoking (anything) indoors - $250 fee
- Operating ATVs, dirt bikes, or recreational vehicles on the property
- Trespassing on neighbors’ property
- Shooting on the property (but the PA State Forest is 50 yards away)
- Vehicles in the field/yard
- Fireworks.

- Guests provide their own bedsheets, pillowcases, and shower/swimming towels. We provide bed comforters, pillows (in waterproof encasements), throw blankets, and hand/kitchen towels.

- The lake is a 5-minute walk from the cabin and is not handicap accessible. If you have trouble navigating uneven ground, you may not be able to access it. Select neighbors have the right to visit the pond, so it's possible that you might run into some others, but it is rare.

- A few interior doorways are 6’ 3” tall. If anyone in your group is over 6’ 2”, it may be an inconvenience.

- Parking for up to 5 vehicles. If you need more it may be possible, please inquire.

- Pets - dogs only, 4 max. Please ensure that you selected pets in the "guests" section.

- We don’t host events on our property, but a neighboring farm does “barn-style” events/weddings and you are welcome to rent with us for accommodations. Search online for "Sana View Farm". If outdoors, you may hear distant music during the wedding season.

WINTER BOOKINGS:

- 4-wheel/all-wheel drive is necessary. Our road and parking area are gravel. Even after plowing, if there is any snow or ice on the road, a 2-wheel drive will likely have issues.

- Guests are responsible for shoveling/salting the steps and deck area to the front door during their stay if needed. We provide a plowing service for the driveway/road.

- Provided wood is for the fireplace only. Please do not burn outdoors.
